About 15 years ago almost 1800 acres of this 2926 acres were planted in hardwood timber, several species of oak, ash, and pecan. The Arkansas Forestry Commmision reports this should increase in value at the rate of $200 per acre per year. Respected appraisers here in Arkansas say that great hunting tracts increase in value for 6% to 10% per year. Where else can you be having this much fun and watching your investment grow. Most of what wasn't replanted in hardwood (around 1000 acres in the lowest part) was developed into the best moist soil unit in Arkansas for ducks. On 1000 acres of the already most heavily used land in Arkansas by waterfowl (they have "imprinted" to come here every year)... we built six miles of levees, installed 10 water control structures, and a state of the art Diversion Dam that allows the owner to flood these 4 moist soil units at no cost with average rainfall in the fall... if no rain they install a huge pump station on the White River that will pump up to 25 acres a day a foot deep! These moist soil units grow from 2000 to 2500 pounds per acre of the ducks favorite foods (smartweed, millet, toothcup, etc) and you don't have to plant it... the sees are in the soil and it comes up naturally.

The Arkansas Game and Fish Commission purchased the adjoining 4000 acres to the North about 10 years or so ago. It is called the Steve Wilson Raft Creek Wildlife Management Area and has been developed for the highest quality waterfowl hunting with only a few permits drawn each day (4 days a week) for a limited number of blinds and "holes".

The new lodge is built on "Fowler's Point" a high peninsula that extends out into the Raft Creek Basin and is a highly significant archeological site that has been occupied off and on for approximately 9000 years. This tract has 1.5 miles of White River frontage and 3 miles of Raft Creek frontage. The last detailed comprehensive waterfowl survey done by the Arkansas Game and Fish Commission found that this Raft Creek Basin normally holds around 232,000 ducks or 20% of all the ducks in Arkansas. Barfield Point
Premier Mississippi River Duck, Deer, and Turkey Hunting Tract with one of the largest sand bars in Arkansas. This tact offers year-round fun for the whole family. It has a good population of deer with some really good bucks as evidenced by one of the largest 10-point ever-killed in Arkansas. It has a good population of turkey and offers some of the most consistently good duck hunting along the river.

It is directly across the river from the Chickasaw National Wildlife Refuge and is only a short one hour and fifteen minutes north of Memphis . It is located between Osceola and Blytheville, Arkansas, about one mile southeast of Tomato, Arkansas. It features approximately 800 acres of high ground above the banks of the river and 700-00 acres of sandbar with a fortune in sand and gravel.

Of the 1004 deeded acres, 471.1 have been accepted into the very popular Wetland Reserve Program where the U.S.D.A. comes in and replants hardwoods in the soybean fields. This was planted in Febuary of 2002. Up to 10 percent will be left for food plots for the deer, turkey, and ducks. This timber will grow at 600 board feet per acre per year (about $200 per acre per year at today's prices). It has approximately 200 acres of good big cottonwood and willow timber in and around the sloughs on the southeast side of the property.
